How can I make a reservation?
There are several methods you can use. We actually prefer that you call us for the most personalised service. You can also Fax us with your needs. Why should I choose your villa?
Our 3 bedroom Florida villa at Cumbrian Lakes is very modern, completed in August 2004 to a very high standard. The pool is customised to hold a spa. The villa is situated within 15 minutes of Disney World and the complex provides facilities such as children's play area and jogging track/nature trail around a lake. The interior furnishings are also of the highest standard, designed by a local interior designer. We feel certain that once you have stayed at our villa you will return, and recommend us to your friends and relatives. [top]

Why should I stay in a villa and not a Hotel?
Hotels within the Disney area can be very expensive and you may find that your entire family can stay in a villa for the cost of one person at a hotel! In addition to this, a hotel generally offers you the one room. A villa on the other hand, offers you an entire property with the luxury of a private heated pool and spa. Is there anything for children to do in the villa?
The pool is always available and there is a childrens play area close by. We have provided a selection of games the villa has a dvd player and cd player for use during your stay as well as cable TV. [top]

Are all towels and linen provided?
All towels and linen are provided, but you have to provide beach towels for the pool area and for use at the water parks. [top]

Where do I collect my key?
Information on key collection will be given once full payment has been received. [top]

What if I need a highchair or cot?
We have a highchair at the Villa and cot (crib) is available from the management company if you have requested one. Please indicate your requests at the time of booking. There is an extra charge for these items. [top]

Do you offer any late availability discounts / early booking discounts?
Please enquire about your preferred dates to see if we can offer you a discounted rate. [top]

What if I have a problem during my stay?
Our management company will deal with any issues that may arise during your stay. There is also a 24hr emergency number. [top]

Is there any building work going on nearby?
Although there are new phases being built at Cumbrian Lakes, as this was one of the last villas to be sold, it will be one of the last to be built. So there should not be any building work around to stop you enjoying the villa. [top]

Do you accept pets?
We are sorry but we do not allow pets at the villa. [top]

Do you allow smoking in the villa?
We do ask that our guests refrain from smoking inside the villa. We would like to keep the villa in top condition, so that further guests will enjoy it as much as we know you will. We find that many guests prefer a smoke free environment and we therefore request that smoking be done outside. [top]

Is there a telephone in the villa?
Yes, the villa does have it's own phone which provides free local calls. Any long distance calls will require you to give your credit card details to the local operator. Instructions can be found in the villa. [top]

What deposit do I need to pay?
A reservation deposit of £175.00/$250.00 is required to secure your booking.

• A further deposit of £200/$360 acts as a security against any damage that may be caused. This deposit is refundable once our management company has confirmed the villa to be in good order and all utility bills covering your stay have been viewed by them. [top]

How large a rental should I ask for?
Rental Homes are governed by the State of Florida's Department of Hotels. Just like hotels, there is a maximum number of people that you are allowed in each rental. The formula is very simple. If you have a two bedroom rental you can have no more than four in the bedrooms and two more guests using the sleeper sofa for a maximum of six guests. For each additional bedroom you can add two more guests. Therefore a three bedroom can sleep eight and a four bedroom can sleep ten.etc. [top]

What size of home should I rent? What happens if the extra guests are children who can sleep on the floor or you bring sleeping bags?
Florida Law is very strict. Our villa is in a residential neighbourhood and between our pool, lawn and maid services we know if there are too many guests. Most homes have permanent residents as neighbours. Between all these contacts we generally know if there are too many guests in a villa. Florida Law allows us to evict guests who violate these laws with no opportunity for compensation. [top]

Is there extra maid service?
This can be arranged in advance of your arrival for an extra fee. It is not always available during busier holiday periods. We have found that most guests change their minds after they arrive as they realise that they can actually clean up themselves as all supplies are provided in the villa. Each villa comes equipped with a vacuum, broom, mop and pail along with basic cleaning supplies. Extra Maid Service starts at $85 per occasion payable to the management company. [top]

Air Conditioning / Washer and Dryers / Televisions?
Our rental villa has central air conditioning systems that you control. 5 colour televisions with typical cable channels. Premium cable not available. Typical inventory:

• Iron and Ironing Board
• All Sheets, linens and towels for the maximum number of guests
• Washer and Dryer
• All dishes, pots and pans for average size meals. No major roasting pans or baking dishes. We supply a coffee (tea) maker, food blender and microwave.
• Starter supply of soaps, toilet tissue or paper towels that will last your first day. This is a self catering villa so you can expect to purchase these extra items.
• The villa comes with a mop, broom, vacuum and wash pail. [top]

What don't you supply?

• Beach size towels, extra garbage bags, food items, coffee filters or extra toiletries.
• Extra maid service by request and in advance of arrival if available.
• Laundry or dish washing machine soap. [top]

Is the pool heated?
No. This is particularly required between October 15th and May 30th when pool temperatures are at the mercy of the air temperatures and generally fall below 75F. [top]

Kitchens
Each kitchen is fitted with all major appliances and has an adequate supply of dishes and cutlery to satisfy the needs of the number of quests that are assigned to the rental. Vacation rentals are not intended or supplied for the needs of major meals. Please don't expect items like baking dishes or large roasting pans. As we say :" just remember that mom is on vacation too!" [top]

Should we arrange for our Attraction Tickets, Golf and Dinner Shows before our vacation starts?
Yes. Many guests think they can find better deals once they arrive only to discover the true bargains are not available once they get here. Unless you attend a 3 hour time share buying seminar, there are no deals to be found once you arrive in Florida. [top]

A second problem is the illegal sale of tickets on the Internet. WALT DISNEY WORLD RESORT, Universal and Sea World all require that vendors of tickets have a license only they can provide to operate. That does not stop hundreds of websites advertising the best prices. Thousands of clients per month order illegal tickets only to discover when they arrive they were either stolen or used. Unfortunate to say the State of Florida is having great difficulty tracking down these on-line vendors who all too often operate from post office boxes. [top]

How many vehicles are permitted at each rental home?
A maximum of 4 vehicles are allowed at Cumbrian Lakes villas. No trailers or boats are allowed. Commercial vehicles are not permitted. Motor homes, campers or caravans are permitted. No truck or van with more than a three-quarter ton capacity or any truck with other than standard size and standard size tires, shall be permitted. [top]
